Kansas City-based private commercial real estate developer founded in 2012 by Nathaniel Hagedorn. Known primarily for large-scale industrial parks, NorthPoint has pivoted aggressively into data center development, using its existing portfolio of powered land and master-planned commerce parks to attract AI and cloud tenants.
Data Center Projects
NorthPoint manages the full lifecycle of data center development, from land acquisition and entitlement through construction and tenant delivery. The company markets its existing commerce park holdings as "powered land" ready for data center buildout, reducing permitting timelines for prospective tenants.
Active data center work is concentrated in Pennsylvania and at the Eastgate Commerce Center in Independence, Missouri. The Eastgate site drew Nebius Group, a Dutch AI infrastructure operator, which signed a deal for a 10-building, 800 MW facility on 398 acres. Construction is slated to begin in early 2026, with the first buildings projected to open in 2028.
Developer Model
NorthPoint is a developer, not an operator. It builds infrastructure and sells or leases sites to tenants, similar to its industrial park model applied to data centers. The company does not operate data centers directly. This distinguishes it from colocation providers like Equinix or Digital Realty, which operate the facilities and sell uptime.
In partnership with BGO, NorthPoint is also financing industrial projects across the U.S., three of which are intended to include data center capacity. Kansas City, Missouri imposed stricter data center zoning rules in 2025, though these regulations do not apply to Independence, Missouri or the Pennsylvania sites where NorthPoint's major projects are located.
